Daniel Gruen

Involved in commercial real estate transactions for more than 20 years, Dan collaborates with clients to provide actionable advice they can rely on to close deals and grow their businesses.

Dan has extensive experience working with clients to buy, sell, develop, and lease commercial real estate, and has particular background negotiating financing arrangements and construction agreements.

With an emphasis on collaboration and practical guidance, Dan has represented numerous clients in successive transactions over more than 15 years, including a major public developer and many privately held companies. 

Dan is often relied on for day-to-day legal advice as well as transactional counsel.  Aided by his accumulated understanding of client business operations, risk tolerances and objectives, he advises on corporate governance, contracts, and employment matters, as well as pre-litigation dispute resolution.

Selected Representative Matters

Counseled a joint venture between a national real estate development company and one of the nation's largest pension funds in the acquisition and financing of a $160 million portfolio of multifamily projects in the D.C. area

Represented a publicly traded home builder in the acquisition of over 60 parcels of land throughout the country for residential development

Advised an entrepreneurial real estate development and construction management company on numerous land acquisitions, and structured and negotiated simultaneous sale of the parcels to a charter school owner/operator

Negotiated an $89 million construction loan on behalf of a joint venture between a publicly traded REIT and a national real estate developer for a 29-story mixed use project consisting of apartment units, office and retail space in Philadelphia

Counseled several non-real estate companies in connection with their national office leasing portfolios

Represented a real estate management company in the negotiation of its platform agreement to manage a portfolio of multifamily projects for an institutional investor
