David R. Dratch

David focuses his practice on real estate transactional work in Pennsylvania and beyond, assisting, counseling and supporting private companies and individuals with the acquisition, disposition, financing and leasing of real estate.

With more than 20 years of experience, including in-house counsel to a diversified Pennsylvania real estate developer and as a small business owner, David brings significant practical knowledge to help clients navigate real estate transactions.

His real estate transactional experience includes drafting, negotiating and closing retail, industrial and office space lease documents, purchase and sale agreements, construction agreements, financing documents, easements and other miscellaneous real estate documents for retail, office, industrial, multi-family, self-storage, and conservation group national and regional clients.  His work has also included managing numerous residential, commercial and industrial land developments projects and condominium and homeowner's associations. 

David also understands the zoning and land development process well and has successfully navigated a range of zoning board hearings. He also has considerable experience handling real estate tax appeals and residential real estate transactions.

Selected Representative Matters

Negotiated more than 350 leases across over four million total square feet of industrial, retail and office centers in the greater Philadelphia region and beyond

Counseled, negotiated and closed on the sale, purchase and financing of over 100 commercial properties and over 450 single and multi-family residential lots

Managed parts of a $24 million aquisition of a 1,500 plus acre property comprised of over 35 parcels to be consolidated and subdivided into conservation space, public trails and parks and over 50 residential lots

For a 100k+ square foot shopping center and office complex, successfully negotiated zoning ordinance to amend permitted signage and obtained conditional use approval to install comprehensive multi-format sign package

As part of 1031 exchange, negotiated and closed on $13 million sale of 11,000 square foot retail center
